Initially consisting of three, dilapidated historic brick homes, located in a historic-zoned neighborhood, one-half block to the University of Florida, KLM purchased the property with a clear vision in mind. The property was redeveloped with the addition of two, two-story, brick homes, one single-family and one duplex, a well-designed parking area and a centrally located, circular brick paver courtyard. Manicured landscaping and private brick walkways to each distinct, luxury Villa, made this a hugely successful redevelopment in one of Gainesville’s most popular historic neighborhoods – University Heights.

Brick House Villas required vision to make it a success. The property was being operated as “detached condominiums” with three separate, individual owners owning each of the homes and one-third of the common space. KLM negotiated separate deals with each owner to gain control over 100% of the property. KLM then added two structures with nine additional bedrooms and created a boutique “villa-style” property with six residences and 20 bedrooms in total.

KLM was able to keep tenants in the existing homes during construction of the additional residences and was 100% occupied prior to completion and opening in August 2011.

KLM added significant value and return on investment in a short period and managed the property at 100% occupancy.
