KLM saw a diamond in the rough before creating one of Gainesville’s most prominent and upscale student living apartments. On approximately .75 acres, spanning two separate parcels, sat a dated apartment building with ten, 1-Bedroom Lofts and a Single-Family home with three bedrooms and one bath. Negotiating with both owners, KLM was able to purchase each parcel simultaneously and profitably operate the current buildings for just over 1 year while Avenyl was conceived, designed and permitted. Avenyl was set to change the student living landscape in Gainesville for years to come by offering the first 5 Bed – 5 Bath apartment that Gainesville had seen. Named “The Penthouse” after its soaring two-story family room windows, these particular apartments became the most desired by students near the University of Florida campus.

Avenyl was a tremendous success and was leased to a 100% occupancy before its grand opening in August 2015. During its time as property management under KLM, Avenyl was maintained at 100% occupancy.
